and other licensed design services, when required, are performed by independent
licensed professionals under separate contract, coordinated and incorporated into the
final plan set by ClearPlans.
Florida has some of the most demanding residential building requirements
in the country—especially when it comes to wind loads and uplift. In coastal regions like Pinellas County, even small projects must
account for forces that can literally pull a structure apart if not properly detailed.
ClearPlans produces 100% permit-ready drawing sets built to meet these, and all other conditions head-on.
That means clearly defined roof geometries, load paths, connection details, and
coordination with independent licensed engineering professionals as required, with their design
incorporated into the final plan set so nothing is left open to interpretation
during review.
The result is a plan set that passes review and doesn’t fall apart once construction starts.
A typical permit plan can include, but is not limited to:

ClearPlans includes unlimited revisions for permitting authority comments within the original scope. Plans are prepared to minimize review comments and delays.

Design is the phase during which we crystalize your vision.
It focuses on layout, appearance, proportions, and how the space will function.
This is where ideas are explored, refined, and adjusted until the direction feels
right, and the application is right. This can include floorpans, 3d modeling,
elevations, etc. It can even be necessary sometimes to agree on some material
choices, such as cladding and roofing before beginning the construction sets.
Permit Plans or "construction sets", are the documents needed to show
how it gets built.
These are technical construction drawings prepared to meet code requirements
and pass review, including dimensions, notes, framing and foundation details,
etc. Everything the city and the Contractor need to see.
“When do I need a design package”?
Think of it this way; wherever there might be uncertainty, and aesthetics meet
structure, a strong design is the first order of business.
Constraints like: lot shape,
setbacks, existing structures, access, utility locations, ceiling heights, bearing
conditions, and especially budget, all push the design into their own directions.
The goal is to then take all those constraints and make them work towards a design
the client wants.
A custom design package may igo through several revisions between ClearPlans and the
client before moving into final drafting. Design and permit plans are generally treated
as separate services. Once the design direction is finalized, it can be developed into
a full permit-ready set.

you can fully explore and adjust the design in model space before

Back to top 360° Site Documentation
360° site documentation captures an existing space or active jobsite using
360° photography. The images are then stitched together to create
a navigable walkthrough. Instead of isolated photos, the result is a
continuous, spatial record of how the space actually looked at the time
of capture.
From a construction standpoint, this is valuable for final rough-in
documentation (i.e., “what’s behind the walls”), as well as design
coordination, remote review, trade communication, progress tracking,
and closeout records. It allows individuals who were not physically on
site to review conditions later with far greater context than standard
photos provide. This is especially useful for verifying rough dimensions,
reviewing concealed areas prior to finishes, checking rough-in locations,
and preserving a reliable record of existing conditions before work begins.

embeddable 360° walkthrough packages—including all photography—starting
at $200.00 for a single-story home. We also offer integration with
